Three holiday flats and a small café. May to September the enquiries come from people already here; November to March from planners in Berlin and Dresden.

We let three holiday flats in Pirna, and my wife runs a small café on the market square alongside that.

From May to September most enquiries come from people who are already here and searching on their phones for something nearby. From November to March they come from Berlin, Dresden and occasionally the Czech Republic, from people planning next spring who read the site at length.

Our website shows both of them the same home page, and in winter the number of calls drops sharply.

You have described two different people, and your home page only talks to one of them.

The summer guest is already standing in Pirna, has little time and wants three things: is anything available, what does it cost, how do I ring. The winter guest is sitting in Berlin, planning the spring, comparing and reading. What one of them finds superfluous is the other's basis for deciding.

The answer is not a second website but a home page that serves the summer guest at the top and the planner further down. Availability, price and phone number belong in the first screen, and beneath them goes what somebody at a distance wants to know: the location, the surroundings, the walking routes, getting here by train, photographs from every season. Anyone already here will not scroll that far, and that is fine.

The page with the excursions and travel details should be up in the autumn rather than the spring. Somebody planning in November searches then, and a page that goes live in March has missed that season.

On the off-season and your profile, a firm no. If the café opens on reduced hours in winter, change the opening hours, but do not mark the listing as temporarily closed.

Google [does provide that marking for the off-season](https://support.google.com/business/answer/15300196?hl=de) while noting in the same text that closed businesses may be shown after open ones on general searches. For a café on the market square that is the worse option.

How to tell the two groups apart in your data: in Search Console, by device and by the shape of the search terms. Short terms from phones in summer, longer questions from desktops in winter. And if you need dependable regional seasonality figures, the state statistical office collects [accommodation statistics monthly](https://verband.saechsische-schweiz.de/wissen/marktforschung/).
